When considering renting out your house, consider that renting out a home in a timely manner is critical to your bottom line.  You probably already have a full time job, do you have time to show people the house, complete the application process, as well as manage the property?

What You need to know.

  • The better the location the more your property will achieve.
  • Always assume that your property will be vacant for 1 month every year.
  • Decide if you want to rent your property furnished or unfurnished. If furnished we can provide a recomended list of furnishings.
  • Budget to spend the equivalent of 1 months rent on essential repairs. As under Common law your duty as a landlord is to provide housing that is wind and water proof, has appropriate ventilation and insulation.

Gas

You have a legal responsibility to ensure all gas appliances in your property are safe, in good order and tested annually by a corgi registered engineer. You must provide tenants with a valid gas safety certificate to demonstrate that all appliances have been tested as safe. Through our network of local tradesmen we can arrange for the inspection to be carried out.

Electricity

Landlords have a legal responsibility to take all reasonable steps to ensure that all electrical appliances supplied as part of the let are safe to use.

Fire Regulations

All Properties must be fitted with smoke alarms.

Any upholstered furnishings supplied as part of the let must conform to the relevant parts of the Furniture and Fire safety Regulations and be clearly marked with labels certifying compliance.
